Booking and Deposit

  1. Please email us or phone with your requested dates.  We will hold these dates for you for 48 hours so you can confirm any other travel arrangements.  Payment can be made by paypal or direct credit.

  2. A returnable deposit of £250 is requested on booking.  This will confirm your booking and is held as a security against any breakages during your stay.  The returnable deposit is additional to the holiday costs quoted on the website.
  3. Full payment of your holiday is required 8 weeks prior to the first day of your holiday.

  4. All payments need to be made in pounds sterling.  Payment of any bank charges related to the holiday or the returnable deposit will be the responsiblity of the client.

  5. The full amount is payable on booking for holidays booked less than 8 weeks before arrival date.  This is in addition to the £250 security deposit.
  6. We are unable to send a payment reminder for your holiday.  Failure to pay the full amount by the due date maybe treated as a cancellation. 

  7. Your security deposit will be returned to you within 14 days of your stay by cheque by direct credit to your bank account.  In the unlikely event of any damages we will inform you prior to the your money being returned.  Please ensure any damage and breakages that occur during your stay are reported to our housing manager when they occur so we can ensure they are fixed before our next guest arrives.  You are liable for the full cost of any damage caused to, or within, the property, during the rental period. The deposit does not limit your liability for damages in excess of this amount.

  8. Payment can be made by direct credit into our bank account.

    Paypal: A paypal money request can be sent to your email address.  A surcharge of 4% will be added to the total cost of your holiday to cover paypals charges.

  9. Please put your surname as reference for a direct transfer.  We will confirm receipt of your payment by email.


Clients should notify us immediately in writing if they have to cancel their holiday.  We shall endeavour to re-let the property and if successful the balance will be refunded minus an administration charge of £50. If we are unable to re-let the property, the balance of the rent is due from the client. We advise you to arrange cancellation insurance.  

Arrivals and Departures

  1. Our changeover days are on Saturday in the peak season but we are quite flexible at other times so please contact us with your requirements.

  2. Bookings are from 4pm on the day of arrival to 10am on the day of departure.

  3. Clients are requested to take good care of the property and leave it in a clean and tidy condition at the end of their holiday.


The accommodation is no smoking.  Please clear up smoking litter from outside the property before you leave.

Linen and Towels

Our charges include all bed linen, duvets and pillows.  We also provide tea towels but no bathroom towels or cot bedding. 


No more than the maximum number of people should occupy the accommodation than shown on the booking form.  


We welcome well-mannered dogs at our property but please check with us prior to booking. There is a surcharge of £30 per dog which covers the extra cleaning costs involved. Dogs are allowed on the wooden floor area of the kitchen and dining room area but not upstairs or in the carpeted lounge area or on any furniture.

Please do not leave your dogs unattended for any length of time, ensure their vaccinations are up to date and have been treated for fleas.  Obviously you will be meticulous in cleaning up any dog waste from the garden.  


The named person who makes the booking must be one of the guests who stays. She or he must be over 18 years old. This person is responsible for making sure that the terms of booking are adhered to.

Any booking of three or more people of the same sex will need permission before a booking is made (unless they are members of the same family, but from different generations).  We do not accept groups who are on stag or hen weekends.

The owner of cannot be held responsible for any accident, damage, loss, injury, expense or inconvenience suffered by the tenant or to personal belongings whilst in the property or gardens of the property.

The property is let strictly for holiday use and no ‘right to remain’ exist for the guest or anyone in the party.

We strongly recommend that you have holiday insurance. Your insurance should cover all risks including cancellation, accident, breakdown, loss or damage to personal property.

We reserve the right to refuse a booking, but of course treat everyone equally and fairly.

In the event that a property becomes unavailable due to reasons beyond our control our liability shall be limited to the offer of alternative accommodation if available, or a full refund of all money paid. No further liability will lie with the owners of the property.
